We’re excited to announce the acquisition of a 170-pad mobile home park in Hinesville, Georgia. We closed on the acquisition one month ago, and have since been living on-site overseeing renovations and transition of ownership!
Why We’re Excited About This One
Eagle Creek is the best located park in the area. Just a few steps from the property, tenants have access to Chick-Fil-A, Walmart (3 of them), Lowe’s, Starbucks, Five Guys, Chipotle, and Hobby Lobby, among numerous other big box retailers and restaurants. We’re excited about this opportunity because some of our tenants lack transportation, so our location affords them the convenience of walking to work.
Due to past managerial complications and a general lack of oversight, the rules and regulations at Eagle Creek have fallen to the wayside. Rules and regulations are important for everyone. Without giving people a clear message of what is and isn’t acceptable, it’s impossible to hold individuals to a higher standard of living. At a micro level, this holds true for tenants; at a more macro level, it holds true for all human beings. We learn discipline through adhering to rules, regulations, and other societal norms. We’re excited for the opportunity to turn Eagle Creek into a safe and clean environment that residents are proud to call home.
(3) Capital Expenditures
Aside from implementing proper management processes, the acquisition of this property will also provide us with the opportunity to ameliorate the overall layout of the park by adding a number of improvements and new amenities. Over the course of the next several months, we will be installing a 25-camera security system, power-washing homes, renovating vacant trailers, demolishing older homes that are beyond the point of repair, bringing in brand new homes, overseeing monthly landscaping, cutting down problematic trees, installing a brand new playground, renovating the non-operational laundry room, upgrading the roads, removing the potholes, and updating the signage. These are only a few of the changes that we’ll be making!
Improvements tend to have a ripple effect. For instance, many of the children throw rocks at the vacant trailer windows. They don’t do this because they are “bad kids”, but because they are bored kids. If we’re honest with ourselves, we would probably behave in the same manner under similar circumstances. When we install a 25′ x 20′ playground, we’re willing to bet the kids will not only be far better behaved, but also far happier. We call that a win-win.
We’re living on-site because we believe that the best way to turn an asset around is through being fully immersed. It is our duty to our Limited Partners and our tenants to be as hands-on as possible throughout the entirety of the renovation process.
