As Pioneer works through the planning process with Weld County, some specific facts and figures are subject to change. The figures below are current as of November 2007.
  • Pioneer is a 5,073 acre Master Planned Community.
  • 1,440 acres (28% of the entire development) have been designated for agricultural use only.
  • 725 acres will be kept as green or open space, including plans for 12 community parks.
  • The community will consist of 9,455 single family homes, courtyard homes, town homes and apartments.
  • The entire community will be completed over a 20-year timeframe.
  • Currently there are plans for two new high schools, two middle schools and five elementary schools that will be built to meet the needs of the Weld Central School District.
  • Only 200,000 square feet of retail space is planned. Surrounding towns, including Hudson and Keenesburg stand to benefit from business growth and increased tax base necessary to meet the growing needs of the area.
  • Seven special districts have been formed to manage and fund services such as water, wastewater, parks, fire protection and public safety.
  • Water used for the development has been acquired from Lost Creek. 100% of that water will stay in Weld County.
